Information for Home Buyers & Sellers

Whether you're selling your home or just moving in—this page outlines what you need to do and how to stay connected with our community.

Selling a Home in Wedgewood?

If you're in the process of selling your property, your lawyer must submit a formal request for HOA-related information on the Contact Us page.

Why Must My Lawyer Complete the HOA Documentation Request Form?

When a property in Wedgewood is being sold, the Wedgewood Ravine Homeowners Association is often asked to confirm important details about the property’s standing within the HOA. These include:
  • Confirmation of annual dues and whether they have been paid in full
  • Any outstanding arrears on the account
  • Architectural variance approvals (if applicable)
  • Whether there are any encumbrances related to the HOA on title
Because these items are often tied to the legal and financial conditions of the sale, the seller’s lawyer is responsible for collecting this information to ensure:
  • The property title is transferred with no outstanding obligations
  • The buyer receives a clear and complete disclosure of the HOA’s requirements
  • The transaction complies with legal and contractual requirements under Alberta real estate law
Completing this form allows WRHOA to provide official written confirmation of these details to the law office, avoiding delays or disputes at closing.
